These Terms govern your use of MyMortgageCost.com. By using the site, you agree to these Terms. If you do not agree, please do not use the site.

1. Website identity

MyMortgageCost.com is an independent educational and marketing website maintained by Dave Davis. It is not Barrett Financial Group's corporate website. Dave Davis, NMLS #1904558, provides mortgage origination and pre-approval services through Barrett Financial Group, L.L.C., NMLS #181106.

2. Educational information only

The calculator, payment breakdowns, debt-to-income planning examples, payoff scenarios, checklists, quiz results, and loan-program descriptions are general educational estimates. They are not financial, tax, legal, or real estate advice and are not an application, credit decision, pre-approval, approval, offer to lend, rate quote, rate lock, or commitment to lend.

Results can differ from actual loan terms because of credit, income, debts, assets, occupancy, property type, loan-to-value ratio, location, taxes, insurance, mortgage insurance, program rules, market conditions, lender overlays, and underwriting. You should obtain a personalized review before making a purchase or financing decision.

3. Interest-rate input and market benchmark

The interest-rate field in the calculator is a number selected by the user for an example calculation. It is not a rate being offered or advertised by Dave Davis or Barrett Financial Group.

The Freddie Mac PMMS figure is a third-party national weekly average for conventional, conforming purchase applications that meet Freddie Mac's survey criteria. It is shown only for market context. It is not a borrower-specific rate or APR, does not include borrower-specific points or fees, and does not establish any terms available to you.

4. Mortgage inquiries and applications

Submitting the site's inquiry form asks Dave Davis to contact you and does not create a lender-borrower relationship, complete a mortgage application, authorize a credit report, or guarantee any loan result. A formal application and supporting information may be required before Barrett Financial Group can evaluate eligibility or issue any pre-approval or other credit decision.

The secure application link leads to a separate platform associated with Barrett Financial Group. Its terms, disclosures, and privacy notices apply when you use that platform.

5. Communications consent

If you submit the inquiry form, the consent language displayed with that form controls the communications you authorize. You are responsible for providing accurate contact information and for having authority to use the telephone number and email address you submit. Consent is not a condition of obtaining credit, and you may use the listed telephone number to inquire without consenting to automated texts.

6. Acceptable use

You may use the site for lawful personal and informational purposes. You may not interfere with its operation, attempt unauthorized access, submit false or malicious information, use automated tools to overload or scrape the service, impersonate another person, or use the content in a misleading mortgage advertisement.

7. Intellectual property

The site's original design, text, code, and branding are owned by or licensed to MyMortgageCost.com and may not be copied or republished except as permitted by law. Third-party names, marks, data, and links remain the property of their respective owners. Permission to share a link to the public site does not grant permission to copy its content or imply endorsement.

8. Third-party services and links

The site may link to Freddie Mac, NMLS Consumer Access, a mortgage application platform, and other third-party services. MyMortgageCost.com does not control those services and is not responsible for their content, availability, security, or privacy practices.

9. Availability and disclaimers

The site is provided on an “as available” basis. While reasonable efforts are made to keep it accurate and functional, no promise is made that the site will be uninterrupted, error-free, complete, or current. To the extent permitted by law, MyMortgageCost.com and its operator disclaim implied warranties arising from use of the educational site.

10. Limitation of liability

To the extent permitted by applicable law, MyMortgageCost.com and its operator will not be liable for indirect, incidental, special, consequential, or punitive damages arising from reliance on educational estimates, inability to use the site, or third-party services. Nothing in these Terms limits liability that cannot legally be limited.

11. Changes and severability

These Terms may be updated as the site or legal requirements change. The effective date at the top identifies the latest version. If a provision is found unenforceable, the remaining provisions will continue to apply.
